Phase I environmental assessment

The phase 1 environmental assessment is a study to establish risk levels associated with a property. Property value can be greatly affected, depending on the risk associated with current and past activities and facilities of the site or neighbouring sites.

Some steps taken by Akifer during phase 1:

  • Site visit, interviews
  • History of the property according to aerial photographs, property registry, fire insurance plans, etc.
  • Identification of potential or actual contamination of soil and ground water sources.

A phase 1 assessment is vital to real estate transactions. For several years now, financial institutions have required businesses and industries to produce environmental studies that document the environmental conditions of their properties prior to any funding request based, on the value of these assets.

Phase II environmental assessment

The phase 2 environmental assessment verifies the presence or absence of contaminants in soils and groundwater. This assessment involves several steps:

  • Planning of sampling campaign

Application for certificate of authorization
